What is different about building here
A location page that is the service page with a suburb name pasted into it tells you nothing. These are the things that actually change from one part of Brisbane to another.
Low-set homes and the flyover question
Much of the northside is single-storey with a low gutter line. Attach a patio under it and the rooms behind go dark — which is the trade-off nobody mentions until the structure is up. A flyover mounts above the existing roofline instead, and it is the most common answer we give on this side of the river.
West-facing back yards
A west-facing alfresco is unusable from early afternoon through summer with a single-skin roof over it. The insulated panel is the difference between a covered area and a room you sit in.
New estates at the northern end
North Lakes, Narangba and the Caboolture estates are newer stock where the builder often stopped the alfresco short. The work there is matching an existing roofline and render so the addition does not read as one.

Your council, and what it wants
More than one council covers this area: Brisbane City Council, Moreton Bay Regional Council. The three things that decide approval are the same across all of South East Queensland — mean height, boundary setback, and any overlay sitting over your property.
You can build to within 500mm of a boundary with your neighbour's written agreement, and approval usually runs 2–6 weeks.
We prepare the drawings, lodge the application and deal with the council, whichever one it is.
