Fair question, and worth answering straight.
A flat-pack carport is a product. It arrives in a box, at a fixed size, designed for a flat slab and a standard span. If that describes your place — level ground, nothing unusual about the distance you need to cover, no boundary issue — a kit might genuinely be the right call, and we'll tell you so.
Here's where they come unstuck:
- Sloped ground. Brisbane is not flat. A kit assumes it is.
- The span you actually need. Kits come in the sizes kits come in. Two cars and a boat is not usually one of them.
- Boundary setbacks. How close you can build to the fence changes what's possible, and it isn't negotiable after the fact.
- Character and flood overlays. These sit on the property, not the product, and they change what council will approve.
- Approval itself. A kit doesn't come with engineering, and it doesn't come with a council application.
What you're paying for at $12,000 is a structure engineered to your span, your slope and your setback — with the design, the engineering, the council application and the build handled by one licensed company. Not a box, and not four different phone numbers.

What moves the number
$12,000 is a custom double carport, designed, approved and built. What takes it up from there:
- Roof type. A flat or skillion roof is the starting point. A pitched gable costs more to build and starts at $15,000. An insulated roof — the sandwich panel that cuts heat and noise — starts at $17,000.
- Span. The wider the unsupported distance, the heavier the steel. This is the single biggest driver.
- Ground conditions. A level, stable site is straightforward. Slope, fill, rock or reactive soil means more footing work.
- Whether it needs approval. Most do. Some don't. It depends on the height, the setback and what's sitting over your property in the planning scheme.
You get a fixed price before you commit, and it does not move afterwards. Deposit is [5–10%], then progressive payments as the work goes up — you are never paying for something that has not been built.
The council part is our problem, not yours
Most carports in Brisbane need council approval, and the three things that decide it are the mean height of the structure, how close it sits to your boundary, and whether a character or flood overlay applies to your property.
You can build to within 500mm of the boundary with your neighbour's written agreement.
Approval usually takes 2–6 weeks. If the job needs a relaxation — a concession on setback or height — add up to another four.

What size carport can I build without a permit in QLD?
It depends on the mean height of the structure, how far it sits from your boundary, and whether any overlays apply to your property — not on floor area alone. Some carports are exempt; most are not. Rather than guess, send us your address and we will tell you which side of the line you are on.
