What “insulated” actually means
A standard carport roof is single-skin Colorbond — one layer of steel. It keeps the rain and the sun off the car, and that's the job.
An insulated roof is a sandwich panel: two steel skins with a foam core between them. Same profile from underneath, different thing entirely to stand under.
What the extra $5,000 buys
- Heat. Single-skin steel radiates. Park under it at three in the afternoon in February and you'll feel it. The panel core stops most of that, which matters if the carport sits against the house or you use the space for anything other than parking.
- Noise. A Brisbane storm on single-skin Colorbond is loud enough to interrupt a conversation in the room behind it. The panel takes the edge off it.
- A finished ceiling. The underside is a flat, clean panel rather than exposed purlins and screws. If the carport is visible from the house or the street, it looks like part of the building.
- When it isn't worth it. If the carport is detached, at the back, and only ever holds cars — the standard roof does the job and the $5,000 is better spent on span. We'll say so.

How the whole process worksWhat moves the number
$17,000 is a custom double carport with an insulated roof, designed, approved and built. From there:
- Span. The biggest driver, as it is on any carport.
- Panel thickness. Thicker core, more insulation, more cost.
- Ground conditions. Slope, fill, rock or reactive soil all mean more footing work.
- Whether approval is needed. Mean height, setback and any overlay on your property decide it.
You get a fixed price before you commit, and it does not move afterwards. Deposit is [5–10%], then progressive payments as the work goes up — you are never paying for something that has not been built.

You can build within 500mm of a boundary with your neighbour's written agreement. Approval runs 2–6 weeks, the build is about 2 weeks, and installation is up to 10 weeks from order.

Common questions about insulated carports
Is an insulated carport worth the extra cost?
If it's attached to the house, visible from it, or used for more than parking — usually yes, for the heat alone. If it's detached and out the back, probably not. We'll tell you which one you've got.
Can I insulate an existing carport?
Not by adding a layer — the panel is the roof, not a lining. It's a re-roof, and whether that's worth doing depends on the frame underneath. Send us a photo.
Does it need council approval?
Same as any carport: it depends on mean height, setback and overlays. We handle it either way.
