Single-skin versus insulated
A standard patio roof is single-skin Colorbond — one layer of steel on purlins. It keeps the rain off. In a Brisbane summer it also radiates heat straight down into the space underneath.
An insulated roof is a sandwich panel: two steel skins with a foam core between them. It spans further without purlins, so the underside is a flat finished ceiling rather than exposed steel.
What it changes
- Heat — the main reason people do it. A single-skin patio in February is a space you walk through, not a space you sit in. The panel core is the difference between a covered area and an outdoor room you actually use.
- Noise. A storm on single-skin steel is loud. The panel takes the edge off it — which matters most when the patio sits directly outside a bedroom or living room.
- A finished ceiling. Flat panel underneath instead of purlins and screw heads. Lights and fans mount into it cleanly.
- Fewer posts. The panel spans further unsupported, so there's often one less post in the middle of the space. On a small patio that can be the whole point.
- When single-skin is enough. A patio over a driveway or a service area, or one that's shaded by the house most of the day, doesn't need it. We'll tell you.
What's included

How the whole process worksWhat moves the number
$12,500 is a custom insulated-roof patio, designed, approved and built. From there:
- Size and span. The biggest driver on any patio.
- Roof style. Skillion is the baseline; flyover and gable cost more to structure.
- Panel thickness. Thicker core, more insulation, more cost.
- What it attaches to. A straightforward fascia connection is simple. A two-storey, a tiled roof or an awkward gutter line is not.
- Ground conditions. Slope, fill, rock or reactive soil all mean more footing work.
You get a fixed price before you commit, and it does not move afterwards. Deposit is [5–10%], then progressive payments as the work goes up — you are never paying for something that has not been built.
Council and timeline
Most patios need approval — mean height, boundary setback and any overlay decide it, which is why flyovers get looked at more closely than skillions.

Is an insulated patio roof worth the extra cost?
If you want to use the space through a Queensland summer, yes — that's what it's for. If the patio is shaded most of the day or covers a driveway, single-skin will do.
Can I add insulation to my existing patio?
Not as a lining — the panel is the roof. It's a re-roof, and whether it's worth doing depends on the frame underneath. Send us a photo.
How much cooler is it?
Noticeably, and the honest answer is that it depends on orientation, colour and how open the sides are. What we can tell you is that customers who have both usually describe the single-skin one as somewhere they walk through.
