A kit is a product and a custom structure is a job. The kit price covers materials at a fixed size for a flat slab — not engineering to your span, not a council application, not footings designed to your ground, and not a licensed builder accountable for the result. If your site is level, your span is standard and nothing sits near a boundary, a kit may genuinely be the right call, and we will tell you so.

No. We come out, measure the space, look at the fall of the land and the roofline, and give you a fixed price.

No. The price is fixed before you commit. Deposit is [5–10%], then progressive payments as the work goes up — you are never paying for something that has not been built.

Usually, yes. What decides it is the mean height of the structure, how close it sits to your boundary, and whether an overlay applies to your property — not floor area alone. How council approval works.

There is no single answer, and any site that gives you one without your address is guessing. Exemptions turn on mean height, setback and the overlays over your particular property. Send us the address and we will tell you which side of the line you are on.

To within 500mm of a boundary with your neighbour's written agreement. Without it, the required setback is larger — and it is a much easier conversation to have with a neighbour before a structure is designed than after.

2–6 weeks in the ordinary case. If the job needs a relaxation — a concession on setback or height — allow up to another four weeks.

We do. Drawings, lodgement, dealing with the council and certification at completion are all part of the build.

A patio is a covered area over an existing slab or ground-level surface. A deck is an elevated platform with its own structure, used where the ground falls away or the floor level needs to match the house. Plenty of jobs are both. See steel decks.

A pergola is open — battens or blades with gaps between them. A patio has a solid roof. A pergola gives shade and definition; it will not keep the rain off. See pergolas.

If the space sits against the house, gets afternoon sun, or you want to use it through a Queensland summer — usually yes, for the heat alone. If it is detached, shaded most of the day, or only ever covers a car, probably not. We will tell you which one you have got.

The roofline, the gutter height and which way the space faces do more of the deciding than taste does. Flyover, gable, skillion and louvred compared.

Sometimes. A frame designed to carry people is not automatically a frame designed to carry a roof and the wind load with it. Send us a photo and we will tell you whether it is a roof job or a rebuild.

Yes. QBCC Licence [00000], and you can check it on the QBCC register. In Queensland a licensed builder has to show that number in their advertising — it is worth noticing who does not.

Approval 2–6 weeks where it is needed, the build about 2 weeks, and up to 10 weeks from order to handover. Only one other builder in this market will put a number on any of that.
