Three councils across the area
Brisbane City Council, Logan City Council and Redland City Council all cover parts of the southside. The rules that decide approval are state-level and the same across all three; the planning scheme layered on top is not. We lodge with whichever one your address falls under.
Character overlays in the older suburbs
Coorparoo, Camp Hill, Holland Park and the older parts of Mount Gravatt carry character overlays on many streets. The overlay sits on the property rather than on what you are building, and it changes what council will approve — which is why we check the address before quoting.
Bayside exposure
Wynnum, Manly and the Redlands foreshore need the same coastal specification as the northern bay suburbs. Salt air is what decides whether a structure still looks right in five years.

More than one council covers this area: Brisbane City Council, Logan City Council, Redland City Council. The three things that decide approval are the same across all of South East Queensland — mean height, boundary setback, and any overlay sitting over your property.
You can build to within 500mm of a boundary with your neighbour's written agreement, and approval usually runs 2–6 weeks.
