A patio has to meet an existing roofline, clear an existing gutter, and cope with whatever the ground under it is doing. Those three things are different at every address, which is why a patio selected from a range so often ends up compromised — a roof pitched the wrong way, a post in the middle of the space, or a structure that can't go where you wanted it.

Why custom costs more, and when it's worth itFive ways to roof a patio
The style decides how much light you get, how much heat, how it meets your existing roof, and what it costs. Most people arrive with a look in mind and change it once they've seen what the house will actually take.
Flyover
The roof mounts above your existing roofline rather than under it. More height, more airflow, and more light into the house behind it. The usual answer for a two-storey or a pitched roof, and the one that most often needs a council look at mean height.
Gable
A pitched A-frame. Matches a house that already has a pitched roof, gives you the ceiling height for a bigger space, and takes the heat up and away from where you are sitting.
Skillion
A single slope, attached below the existing roofline. The simplest and usually the most economical way to cover a space. Lower than a flyover, so it suits a single-storey.
Louvred
Adjustable blades — open for light and airflow, closed when the weather turns. The most flexible option and the most expensive. Worth it where the space gets used year-round.

What a patio actually costs
The honest answer is that it depends — but here's what it depends on, which is more use than being told to call for a quote.
- Size and span. The biggest driver. Every extra metre of unsupported span means heavier steel.
- Roof style. Skillion is the most economical. Flyover costs more because of the structure needed to lift it over the existing roof. Gable more again. Louvred is the most expensive.
- Roof material. Single-skin Colorbond is the baseline. An insulated panel adds meaningfully to the figure and starts at $12,500 for the insulated-roof range.
- What it attaches to. A straightforward fascia connection is simple. A two-storey, a tiled roof or an awkward gutter line is not.
- Ground conditions. Slope, fill, rock or reactive soil all mean more footing work.
- Approval. Most patios need it. It is part of what we do, but it is part of the timeline.
You get a fixed price before you commit, and it does not move afterwards. Deposit is [5–10%], then progressive payments as the work goes up — you are never paying for something that has not been built.
The council part is our problem, not yours
Most patios in Brisbane need approval. What decides it is the mean height of the structure — which is why flyovers get looked at more closely than skillions — how close it sits to your boundary, and whether a character or flood overlay applies to your property.
You can build to within 500mm of a boundary with your neighbour's written agreement. Approval usually runs 2–6 weeks, longer if a relaxation is needed.

How much does a Colorbond patio cost?
Single-skin Colorbond is the baseline roof material, and the figure is driven far more by size, span and roof style than by the sheeting itself. [Our patios typically run $X–$Y for a standard skillion over a common size, with flyovers and gables above that.] An insulated panel roof starts at $12,500. We'll give you a fixed price after we've measured.
What is the cheapest way to cover a patio?
A single-skin skillion roof over a modest span, attached below the existing roofline. If the lowest possible number is the priority, that's the shape to ask about — and a flat-pack from a retailer will be cheaper again, which is a genuine option if your ground is level and your span is standard. What it won't give you is engineering, council approval, or anyone accountable if it doesn't suit the site.
What is the best material for a patio roof?
For most Brisbane houses, Colorbond steel — it handles the sun, it does not rot, and it comes in colours that match an existing roof. The question worth asking is single-skin or insulated: the insulated panel costs more and makes the space usable in February, which single-skin does not.
What is the difference between a deck and a patio?
A patio is a covered area over an existing slab or ground-level surface. A deck is an elevated platform with its own structure — used where the ground falls away or the floor level needs to match the house. Plenty of jobs are both: a steel-framed deck with a patio roof over it. See steel decks.
Do I need council approval for a patio?
Usually. Mean height, boundary setback and any overlay on your property decide it. We handle the application as part of the build.
